Ryan Site Services is the property care division of Ryan Construction, a licensed general contractor that has built and finished homes and commercial spaces around Truckee, Lake Tahoe and Reno since 1979. We provide home watch and caretaking, preventive and repair maintenance, janitorial and day porter service, exterior and grounds care, snow and seasonal work, and concierge services for homes and commercial properties.

Scheduled interior and exterior checks of the house and its systems, including mechanical, plumbing and life-safety walk-throughs, storm and freeze checks, and pest and rodent monitoring. After every visit you get notes and photos in your private portal showing what we checked, what we found and what we recommend.

You choose the cadence when we write the scope after a walk-through: weekly, bi-weekly, monthly or seasonal. Storm and freeze checks and arrival prep can be added around your schedule.

Yes. We provide per-push or seasonal snow removal and ice control, roof, deck and walkway clearing, winterization and spring opening, and emergency freeze response for homes and commercial properties.

Yes. Arrival and departure prep for owners and guests is part of our home watch and caretaking service, along with meeting vendors and deliveries and managing property access.

Truckee and the Martis Valley, including Martis Camp, Lahontan and Northstar; Tahoe City and Olympic Valley on the North and West Shore; Incline Village, Glenbrook and Zephyr Cove on the Nevada side of Lake Tahoe; and Reno and Carson Valley in Northern Nevada.

Yes. We are a licensed general contractor in California (license 384833) and Nevada (license 83834). When a routine check turns into real work, the same organization can permit, build and warrant it.

We document it with photos and a recommendation in your portal, and you approve recommended work before we do it. Repairs are handled by our own caretakers and trades, with licensed subcontractors coordinated by us when a job needs them.

Yes. For commercial sites we provide daily or nightly janitorial, day porter coverage, parking lot sweeping, striping and pothole repair, snow and ice management, and preventive maintenance, with defined scopes, documented completion and one point of contact for every trade.

Every client gets a private online portal with the visit schedule, photos and notes from each visit, recommended work and messages with our team. Your photos and access codes are seen only by you, our office and the crew assigned to your property.
